With the lease option, a would-be buyer agrees to lease your property for a set period of time and purchases from you the option to buy the property at the end of the lease term for a mutually agreed upon, fixed price. The buyer pays you a move-in "option" fee and above-market rent, with the “above” portion and the “option” money going toward the down payment should the sale take place at the end of the lease period. If the buyer decides not to buy the house, the seller retains the “option” and the above-market rental monies. The time period of these lease options usually ranges between one and three years.
The lease option provides the seller with many advantages in addition to the central one of having someone pay your mortgage on a hard-to-sell property. Because lease-option tenants hope to purchase the property at the end of the lease, they have a vested interest in taking better care of the property than most renters. Also, the seller retains all the income-tax benefits of the house during the lease period.
If, on the other hand, you need all the money from the sale of your home immediately, than you're better off with a straight sale. Also, the majority of lease options aren't exercised, which would necessitate starting the whole selling process all over again after the lease term expires. How To Make A Real Estate Sales Flyer
The real estate flyer (also called "fact sheet") is one of the most important advertising tools in the business. Here's how to create one that gets the buyer's attention.
Step 1:
Take A Picture
The first step is to get the best picture possible of the front of your house. Move any cars out of the driveway and away from the front of the home. If there are dark shadows, shoot at a different time of day. And make sure to frame out the street and other houses if possible. It's currently popular to add 1-4 interior shots under the exterior shot, or at the bottom.
Step 2:
Pick A Layout
Numerous websites and software programs offer free "flyer generators" that will take your information and spit out a flyer. That said, you may want the flexibility of doing it yourself, which is easy enough to do in a word-processing program. Either way, be sure to stick with one easy-to-read font, and to keep it simple.
Step 3:
Choose A Headline
The "headline" is the top line of text on the flyer and should be in large print. The classic headline is simply the address of the property. Other choices include mentioning the neighborhood or a special feature. But try to avoid corny come-ons.
Step 4:
List The Basics
Real estate flyers must include the address, list price, and the number of bedrooms, bathrooms, and ancillary rooms. List this information first, just under the photos. Don't forget to include your phone number (or that of your agent), and website if you have one.

Sell It
Think about everything that makes your home special. Does it have special features, like a pool, a patio, or a chef's kitchen? Does it have lovely architectural details, beamed ceilings, antique molding? Are the rooms large and airy? Think of every potential benefit of your home and list it under the basics.

Talk The Talk
There are two schools of thought about how to get this information onto your flyer. Some agents recommend straightforward, easy to read bullet points. Others recommend using the marketing technique of writing full sentences starting with action verbs like "enjoy," "live" "relax". Use whichever technique you're most comfortable with. And know your buzzwords. According to the bestselling authors of FREAKONOMICS, the words "Fantastic, charming, and spacious" are associated with lower sales prices. Avoid them- and definitely avoid exclamation points. Incidentally, the words that signal higher prices are "state of the art," "gourmet," "maple," "granite".
Step 7:
Check It Out
Scrutinize the flyer for accuracy and spelling, and make sure you've got the contact information right. Print your master, and you're ready to make copies.
Step 8:
Color Or Black And White?
Color copies are often 10 times more expensive than black and white. It's best to make some of both- black and white for casual distribution, and color for open houses or appointment viewings. And consider printing on a light-colored, quality paper to make your flyer stand out.
Step 9:
Get It Out There
Your flyer will only work if you get it to buyers. Put a box or weather-resistant plastic sleeve on your for sale sign, and keep it stocked with flyers. Have them on hand for any buyer who sees your home, and put them up in the mailroom or local coffeshop.The nice thing about flyers is that they're not too expensive, so if your first attempt doesn't float your boat, try again with a new angle.

How To Photograph A Home For A Real Estate Listing. Even the loveliest house won't bring buyers out if the photos in the listing are lacking. Here's a guide to taking pictures that will make an impression- and hopefully, a sale.
You Will Need
* Digital camera
* Computer
Step 1:
Get a Tripod
Even a cheap tripod will give you a steadier shot than free-handing it.
Step 2:
Clear Out the Exterior

Light Right
According to a recent article in the L.A. Times, one of the biggest mistakes homeowners make is to close the blinds and turn on all the lights, creating uneven lighting. Daylight is your friend- just make sure to face away from the windows to avoid backlighting. Also, use your camera's flash to create an even light.
Step 6:
Shoot The Interior
Shoot every room- even a small room may surprise you and photograph well. Focus on details like a nice mantlepiece or new floors. Avoid shooting into the backs of chairs or bookcases. In the breakfast nook or dining room, set the table and make sure the chairs at the table are spaced evenly. In the bathroom, get rid of trash cans and close the toilet lid.
Home photography is a learned skill, so practice a little, and hopefully, the next picture you take of your house will have a "Sold" sign in it.

In my state, it is required by law to provide a buyer with a seller transfer disclosure statement. If you are not providing a seller disclosure form, my hunch is that the buyer, certainly the buyer's agent will be asking for one.
What does selling a home "as is" mean?
When selling your home, selling "as is" means that the seller is making it clear that he or she has no intention of making any improvements to the house, or crediting the buyer in any way. They may still grant the buyer full right of inspection, but again, has no intention of making any repairs to the property or incurring any cost through a credit.
Can I get the buyer to pay for title insurance?
With regards to selling your home, you can certainly ask the buyer to pay for the title insurance. However, there are two policies; one on the buyer side and one the seller side. In my experience, usually they just both pay for their own title insurance.

With regards to selling your home, traditionally the buyer is responsible to pay for the property appraisal. The seller may have already done an appraisal going in just to find out what the value of the property is per the appraiser. However, on the buying side, it is a buyer's expense.
How much can I expect to pay my realtor in commissions?
In regards to paying your realtor commission when it comes to selling your home, on the buying side you do not have to pay your realtor anything in commission, which is usually very happy news to the vast majority of buyers that I've worked with in the past. On the other hand, sellers usually part anywhere from a five to six percent brokerage fee as commission. That five or six percent is usually split between the listing agent and the selling agent. However, ultimately, that listing and selling agent may in certain cases be the same person.
At the completion of the sale, how do I get my money from the buyer?

If they can't get in to your house and it's overpriced, that's an even more serious situation. So, I would say make your home accessible and price it right, assuming of course the marketing is top notch.

One of the most interesting and intriguing trends in real estate that I'm seeing at the moment is the condo conversion. What I mean by that is there are apartment buildings that were built and intended as apartment buildings, and they have been there for a good long while, but in some cases they are able to be converted over to condominiums. This is a windfall in many respects for the owner of the apartment building, because instead of having to go out and build a whole bunch of new condominiums, he has condominiums already. The cities are pretty strict with this real estate trend. There are certain restrictions and conditions that have to be met. If they are met, then in certain cases you can convert an apartment building into a condominium complex.
What do you wish your clients knew before meeting with you?
Well, what I'd like my clients to know before meeting me is probably something that they will learn by the end of the escrow period, I've seen it time and time again. In other words what I mean by that is, usually when a buyer starts out a process, it starts out as a very simple thing, "Let's go buy a house." And before long, you start realizing that it really is a very complicated process, and there are serious repercussions if things are done improperly or incorrectly. Which is why you should be seeking out the guidance and counsel of a true professional, a realtor, a real estate agent, who is there, really, to protect you, to work for you. And it's interesting: a lot of my clients become very good friends of mine, because you bond in the trenches of an escrow as you go and you learn and you understand the process, and that is really one of the byproducts of what I do for a living that I never expected. The bonding that goes on between agents and clients in escrow is really quite a special thing. I've been to more weddings and more housewarmings of clients that are now very good friends of mine than you could ever imagine. Put Your Best Face Forward

Don't leave the walls blank. Art that's hung at eye level makes the space more welcoming, and distracts from less attractive things that may be going on with the floor or ceiling. But keep it simple, and put away the personal photos- these make it harder for a buyer to envision himself living in the space.

Eliminate Eyesores
Nobody wants to pay top dollar for a house that needs work. Fix everything you can, from bathroom caulking, to cracked tiles.

Make Difficult Spaces Work
If a space presents a problem, solve it so the buyer doesn't have to. For instance, if a room is small, get furnishings that make it feel roomier and highly functional.

The Little Things
Stagers use a variety of details to pull emotional triggers with buyers. Lighting candles, stocking fine towels and soaps in the bathroom, baking cookies and putting out fresh flowers are little things that make a big impact. It can be time-consuming to prep to the hilt for every buyer, but can make a difference in getting a good offer.
Step 9:
Beautify- But Don't Lie
Minimizing small cosmetic problems, like covering a cracked tile with a plant, is part of making the home feel pleasant. But hiding a real problem, like structural damage or leaky pipes, is illegal. If you're not sure where you stand, ask your agent.
